Flood Risk

New flood zone mapping presents a heightened flood risk to existing properties & any new homes on the proposed development site, this renders the allocation unsound.

The updating of the Environment Authority flood zone mapping in November 2025 (between the Regulation 18 and 19 consultations) has revealed new flood issues on the site and the adjacent existing housing developments.

The Newland Gardens housing development is immediately east of the proposed site and on previous flood maps was not in a flood zone, although it has experienced flooding in recent years. Updated mapping reveals the development to be in flood zone 2 & 3.

Large parts of the adjacent proposed SDNP East street farm site are also in flood zones 2 & 3. Any new housing on the proposed site will displace more water into the surrounding environment as any surface water management on the site will already be flooded by existing ground water in the winter. This is likely to lead to an increased risk of flooding in existing and any new homes, making the situation worse. The revised flood risk alone renders the site unsound.
